RESPA Compliance Policy
Effective June 3, 2026
In short: RESMP is a neutral advertising and subscription marketplace. We do not pay or accept referral fees, kickbacks, or commission splits in exchange for the referral of settlement-service business. All fees we charge are for advertising, subscriptions, and software tools — never for referrals, transactions, or closings.
1. What RESPA Is
The Real Estate Settlement Procedures Act (RESPA), 12 U.S.C. § 2601 et seq., and its implementing rule (Regulation X, 12 C.F.R. Part 1024) are federal consumer-protection laws administered by the Consumer Financial Protection Bureau (CFPB). Among other things, RESPA Section 8 prohibits giving or accepting any fee, kickback, or thing of value in exchange for the referral of business involving a federally related mortgage loan, and prohibits splitting fees other than for services actually performed. RESMP is committed to operating in a manner consistent with RESPA and the CFPB's guidance to digital comparison and lead-generation platforms.
2. RESMP's Business Model
RESMP is a marketplace that helps home buyers and sellers discover and connect with real estate professionals. We are a facilitator and an advertising platform — we are not a party to any transaction, and we do not provide real estate brokerage, mortgage, title, insurance, inspection, or closing services. Our revenue comes only from:
- Flat-rate professional subscription and membership plans.
- Clearly disclosed advertising and featured-placement fees charged at published rates.
- Premium profile upgrades, CRM, marketing tools, analytics, and market reports.
3. What We Do Not Do
To stay clear of RESPA Section 8, RESMP does not:
- Pay or accept referral fees, kickbacks, or anything of value for referring settlement-service business.
- Charge professionals a success fee, a fee contingent on closing, or a percentage of any commission.
- Split fees with professionals other than for advertising or services actually performed.
- Sell exclusive placement, rankings, or visibility based on how much a provider pays.
- Steer consumers toward any professional because of compensation paid to RESMP.
4. Neutral, Transparent Rankings
When RESMP orders, matches, or recommends professionals, it uses objective, consumer-focused criteria such as reviews and ratings, transaction history, years of experience, specializations, geographic coverage, and responsiveness. Ranking is never sold and is never based on payment level. Where a professional has paid for promotion, that placement is clearly and conspicuously labeled (for example, “Sponsored” or “Featured”), is available to eligible professionals at a published rate, and is kept separate from organic, criteria-based results. Sponsored placement does not imply RESMP's endorsement.
5. Advertising Is Not a Referral
Fees professionals pay to RESMP are for bona fide advertising and marketing services and software — exposure, tools, and reach — and are not tied to whether any consumer ultimately hires the professional or closes a transaction. Pricing reflects the reasonable market value of the advertising or services provided, consistent with RESPA's treatment of bona fide payments for goods, facilities, or services actually furnished.
6. No Cost to Consumers
RESMP is free for home buyers and sellers. We never charge consumers a fee, and we never receive a referral fee, kickback, or thing of value from any professional in connection with a consumer's decision to engage that professional.
7. Settlement-Service Providers & Future Services
Some professionals listed on RESMP — including mortgage lenders, title companies, insurance providers, home inspectors, and home-warranty companies — may be “settlement-service providers” under RESPA. Our arrangements with all such providers follow the same principles above: flat advertising and subscription fees only, neutral placement, clear disclosure, and no referral-based compensation. Before launching any new service line that touches settlement services, RESMP conducts a RESPA review of the related pricing, agreements, lead-distribution process, and ranking logic.
8. Affiliated Business & Disclosures
RESMP does not maintain ownership or affiliated-business arrangements with the professionals it lists that would require an Affiliated Business Arrangement Disclosure under RESPA. Should any such relationship arise, RESMP will provide the required written disclosure, will not require consumers to use any particular provider (except as permitted by law), and will not receive a thing of value beyond a permitted return on ownership interest.
9. Ongoing Review
Because the CFPB has issued specific guidance directed at online comparison-shopping and lead-generation platforms, RESMP periodically reviews its pricing model, professional agreements, lead-distribution process, and ranking algorithms — with qualified U.S. real estate counsel — to maintain RESPA compliance as the platform grows.
